West London datacentre plan prompts transmission upgrade

Real estate investment trust SEGRO has formed joint venture with Pure Data Centres Group, owned by Oaktree, to develop a 56MW data centre in Park Royal, London.
The companies will invest £1 billion in the project on a 10-acre industrial site owned by SEGRO, with 70MVA of power secured by Pure DC. It will have a closed loop liquid cooling system to minimise the potential impact on the local water supply.
Dame Dawn Childs, chief executive of Pure DC, said: ” SEGRO Park Premier Road, Park Royal is one of London’s most sought-after data centre locations and will help support the UK’s ambitions for digitalisation.”
This will be SEGRO’s first fully fitted data centre project, after 20 years experience delivering powered shells to major data centre operators. The joint venture expects to sign a long-term (15 years or more) net lease with a global hyperscaler. Construction will start once planning has been obtained, lease commitments have been secured and financing has been arranged.
The clearance of the site will begin, planning will be submitted and marketing of the data centre capacity will commence now that the joint venture has been agreed. It is anticipated that the construction of the shell will commence in 2026 with the fully fitted space available for customer use from 2029.
To meet data centre needs in the Park Royal area National Grid Electricity Transmission is providing a new connection between its substations at Willesden and Kensal Green. It is removing and replacing the existing cables along the Grand Union Canal towpath between Old Oak and Kensal Green, and laying 3km of new cable along the Grand Union Canal towpath using the existing high voltage cable troughs.
The first phase of works involves removing 3km of cables from the towpath. Pontoons will be used along the canal during the works to enable pedestrians and cyclists to continue using the towpath. The project installation is estimated to be completed by early 2026 and commissioning by summer 2026.
